General Description
This person works closely with the President to oversee the direct operations of all properties and functions as the office manager. This person works directly with contractors and maintenance staff and acts as the liaison for all matters involving residents. With the approval of the President, the Property Manager is responsible for developing, implementing and overseeing all areas of property management, including but not limited to: Advertising, Leasing, Collections, Resident services and Retention, Maintenance and actions to ensure compliance with all applicable laws and company policies. This person operates within and contributes to an environment that complies with Fair Housing Laws and Equal Employment Opportunity.
Qualifications
This person must have a High School Diploma and 1:3 years of experience in leasing and/or customer service and management. Real estate, COS and ARM licenses are beneficial. This person should be proficient with a computer and various software packages such as Microsoft Office. This person is required to have a valid Ohio drivers license and insured vehicle to travel between properties, court or other necessary appearances, deliveries or pickup.

Administrative Skills, including but not limited to: data entry, typing, filing, answering phones, greeting traffic, familiarity with legal aspects of property management and fair housing laws.
Analytical Skills, including but not limited to: ability to problem solve, reconcile accounting errors, successfully compile and analyze reports.
Communication Skills, including but not limited to: conducting business with a professional and friendly demeanor, communicating regularly and effectively with President, current and prospective tenants, vendors and other staff members.
Computer Skills, including but not limited to: Microsoft Office, Publisher and Tenant Pro
Coordinating Skills, including but not limited to: ability to multi:task, schedule staff and prioritize daily tasks, ability to handle emergency and/or unexpected situations.
Creative Skills, including but not limited to: ability to develop and implement creative marketing to retain current residents and recruit new tenants.
Leadership Skills, including but not limited to: ability to delegate work among staff, initiative to implement new and efficient methods for managing the front office, work autonomously, create and maintain a team atmosphere and motivate other staff.
Mathematical Skills, including but not limited to: ability to calculate lease balances, move:in costs, pro:rations, special rates (i.e. pets, parking privileges), bank deposits and late fees.
Other Skills, including but not limited to: ensuring confidentiality of tenants and Deegan Managements procedures and trade secrets, ensuring the highest level of customer service, teamwork and negotiation.
Specific Responsibilities
1.) Develop Annual Property Management Plan to guide managements activity.
2.) Develop Annual Property Management Budget Working with President and Maintenance to project annual expenses and revenue from rent.
3.) Leasing
Ensure outstanding customer service to encourage prospective tenants to rent from Deegan Management. Recruit new tenants, utilizing creative marketing strategies and utilizing various advertising avenues. Track traffic using Welcome cards and tracking sheet including all walk ins and calls, documenting source of advertising. Follow up with prospective tenants via phone calls, post cards, and interest letters. Complete application process, including all verifications requirements and make recommendations to the President regarding applicants suitability. Complete New resident file and folder including all lease, addendums and verify suite preparations are complete prior to move in. Conduct a final walk through with tenant and complete a move:in form.
