Eaton located in Cleveland, Ohio has an
opening for a Senior Accounting Analyst, Real Estate- Global System and
senior accounting analyst role real estate on the global systems and services
record to report team is the primary support for the real estate lease process
and system. This role is responsible for the real estate database, document
management and will be the primary person for set ups, configurations,
reporting, SOX and GAAP compliance of the real estate management system. This
role has responsibility for the rent payment process and ensuring that all
rents are paid on time. This role is supporting an evolving global group of
internal customers providing an excellent learning opportunity with a broad

The ideal candidate is an energetic critical thinker, highly analytical, skilled
in driving process improvements, who demonstrates the drive, business acumen,
and people capability to deliver results within Eaton s global financial
systems and services environment.
Essential Functions:
+ Provides support for real estate transactions and the real estate
accounting process as the primary shared services business analyst.
+ Sets up and configures the real estate database.
+ Leads the efforts in producing the critical dates report for real
estate and is primary liaison with the Global Real Estate team.
+ Leads the efforts on the North America real estate rent payment
process, including real estate vendor set up, preparing the payment file,
reconciling the payments, and ensuring on time payment.
+ Leads project to standardize a global real estate rent payment
process, utilizing the real estate management system.
+ Performs control reviews and ensures that the global real estate
system is in compliance with the Sarbanes Oxley Act.
+ Works with the Eaton technical accounting team to ensure that the
global real estate system is in compliance with Federally Accepted Accounting
Standard 842. Responsible for yearend audit requirements for real estate
+ Manages land lord inquiries as needed. Responds to landlords
requests for payment and lease information.
+ Coordinates with the Global Real Estate team to continue
centralization efforts for all real estate leases.
+ Coordinates with, and leads the effort in resolving technical
issues as the liaison with IT production support as needed to trouble shoot and
support the real estate system.
+ Maintains interaction with various internal customers within Eaton
to stay abreast of the changing real estate environment.
+ Recognizes and implements process improvements and cost out
initiatives as needed.
Basic Qualifications:
+ Bachelor s Degree from an accredited
institution is required
+ Minimum of 3 year s work experience
in Accounting or Finance is required
+ Minimum of 2 year s experience
with commercial real estate
+ Must be legally authorized to
work in the United States without sponsorship
+ Candidate must reside within 50
miles of Cleveland, OH location; relocation will not be provided.
Position Criteria:
+ Knowledge of
GAAP and other relevant accounting/auditing requirements
+ Knowledge of
Sarbane s Oxley (SOX) 404 and 302 internal controls
+ Proven problem
solving and communication skills in English, both oral and written
+ Strong customer
service orientation
+ Knowledge of
SQL*Plus (ad hoc query software) a plus
+ Demonstrated
experience with Microsoft Office Suite
Preferred Qualifications:
+ Financial
accounting systems experience in Accounts Payable and/or General Ledger
+ Experience with
Financial systems
+ Experience
managing a real estate portfolio
